What it does
Given a deal's sector, NAD-denominated capex, target IRR, and a productive-carry or cash assumption for the empowerment partner, the calculator returns the IRR drag, the empowerment-overlay cost in NAD, and a stress-test against three NEEEF interpretations:
- Conservative — 25% productive carry, no cash put-in, retained-by-Epangelo on the LLC equity stack.
- Centrist — 15-20% productive carry plus token cash, mixed Epangelo + community-trust split.
- Optimistic — Sector-specific carve-outs and existing-investor grandfathering apply; effective overlay 8-12%.
